I sound like a broken record, but to say 2021 has been a cuckoo year for Real Estate is an understatement. Since January 1, 2021 until July 12, 2021, the median list price in Dane County was $360K and the median sold price was $375K. I have seen a bit of a dip when comparing recent numbers to the beginning of the year where those numbers were $5000+ higher. Dare I say we are all getting a bit of a breather this summer?
Summers have always been a bit slower, so it is a bit refreshing that FINALLY the market is abiding by historic trends. So, buyers GET OUT THERE! I know it is a great time to enjoy vacations and relax, but that is what everyone else is doing. So, give yourself a better chance of getting the house with less competition. Come September, I foresee competition going right back up.
Please let me be clear, for the "perfect" house, there is ALWAYS going to be competition for buyers. And sellers, while you might not get 30 offers on your home... with the right marketing and home prepping you should still get a great price for your home. So stay educated, ignore hearsay, and work with an agent you know, like and TRUST!
